Well I would start by asking your landlord.
It should say in your current lease what your options are when it comes time to renew.
A lease will protect you and the landlord. You are protected from sudden rent increases and the landlord from suddenly needing to find someone to rent the unit.
Some leases can be gotten out of if you can find another renter to take over your lease who would normally be approved to rent the unit.
Just talk with your landlord and hope fully he/she/they are cool.

Your rental agreement should say something about it, i know mine does.
If it's anything like my apartment building it's far cheaper to sign a year lease as opposed to going month to month or even 6 month lease.
